Two decks with the same footprint can get very different quotes. Height, materials, railings and what's under the ground all change the price, often more than the size does.

Here's what goes into a deck quote in Woodstock and the rest of Oxford County, so you know what you're paying for.

What's usually in a deck quote

  • Removing the old deck, if there is one, and disposal
  • Footings: concrete piers or helical piles below the frost line
  • Framing: posts, beams, joists, ledger, hardware and flashing
  • Decking and fasteners
  • Railings and stairs
  • Permit and drawings, if the deck needs a permit

Check what's in and what's out. One quote might include removal, railings and the permit, while another leaves them out and looks cheaper than it really is.

What changes the price

Height

A deck off a raised patio door needs taller posts, bigger beams, bracing, railings all the way round and a long set of stairs. It usually needs a permit and drawings too. A low deck near the ground is much simpler.

Materials

Pressure-treated lumber costs least, cedar costs more, and composite or PVC decking costs the most up front but saves on staining for years. See our materials guide.

Railings

Wood railings are the most affordable. Aluminum, glass and cable railings cost more but last longer and keep the view open. On a big raised deck, railings can be a large part of the total.

Shape and levels

Rectangles are the cheapest to build. Angles, curves, multiple levels, picture-frame borders and built-in benches all add labour.

Footings and soil

Helical piles cost more than dug piers but go in faster and with less mess. Wet ground, slopes and limited access for equipment can all add to the job.

How to compare quotes

  • Is the size, height and material the same in each quote?
  • How deep are the footings, and what kind?
  • How is the ledger attached and flashed?
  • Are railings, stairs, removal and the permit included?
  • Is there a written warranty on the workmanship?
